Springs at Lake Cook Crossing

Continental Properties is constructing the Springs at Lake Cook Crossing, a 254-unit residential rental development on the rear 10.79 acres of Deerbrook Shopping Center, (between Waukegan Road and Edens Spur, Deerfield, IL). The development consists of eight, three-story, townhome style buildings with front-loaded attached garages with a mix of units that will consist of studio, one, two and three-bedroom units. The development will include 25 affordable units in compliance with Deerfield’s Affordable Housing Ordinance. The development plans include a fenced pedestrian path from their development to the Lake Cook Metra Station. Development amenities include a community clubhouse, swimming pool, pet park, pickleball court, bocce ball court, fire pit, barbeque areas and a community maintenance building. The main vehicular access to the residential development will be from Waukegan Road/Chestnut Road intersection through the Deerbrook Shopping Center east-west main drive. 

Continental Properties anticipates the construction to be completed by the summer of 2026. Continental Properties will be the owner operator of the rental community.

Walgreens/Pulte

Walgreens received approval to consolidate their Deerfield Headquarters and sell the north 1/3 of their corporate campus properties located at 202, 300, 302 and 304 Wilmot Road (Deerfield, IL) to Pulte Homes. The redevelopment project removes an office building and separate daycare building in order for Pulte Homes to develop the 18-acre property into a 42-lot subdivision called Leclair Estates. Pulte will sell and construct the new detached single family homes ranging from approximately 2,722 to 3,899 square feet and offer four- to six-bedroom homes. The two-story homes will have two- to four-car garages and full basements. Three of the new homes will be affordable and comply with Deerfield’s Affordable Housing Ordinance. The subdivision’s infrastructure is under construction and Pulte hopes to have all of the homes sold and constructed by early 2028.

VennPoint

VennPoint Real Estate is constructing multi-family townhome style buildings on a 10.03 acre property located at 5 and 8 Parkway North in the Parkway North Center, Deerfield, IL. The residential rental development, to be called Parkway North Townhomes, consists of 144 units in 31 buildings. The development will offer one-, two-, and three-bedroom units, with one- to two-car attached garages as well as surface parking spaces. Some of the one-bedroom units will be at-grade, accessible units. The development will include a clubhouse, several open courtyards, pickleball court, dog park, event pavilion, playground, two barbeque pavilions, fire pit lounge and an outdoor bar area. Fourteen of the new units will be affordable to meet Deerfield’s Affordable Housing Ordinance.

VennPoint will construct the residential development in a single phase with the estimated completion in summer 2026. VennPoint will own, lease and operate the buildings from construction through occupancy.

Deerfield Supportive Living

 Deerfield Supportive Living, located at 1111 Lake Cook Road, Deerfield, IL, is a residential redevelopment project by Celedon Partners that demolished a one-story, office building on the 4.65 acre property with a new four-story, supportive living facility for residents 65 and over. The supportive living facility will be comprised of 147 affordable rental (141, studios and six, one-bedroom) units with 124 off-street parking spaces. The anticipated completion is summer 2026. 

The Deerfield Supportive Living Facility will have a resident courtyard, dining room, amenity spaces and is being designed to be solar ready. The infrastructure will be provided for a future roof-mounted Solar Energy System.
